Shurooq Launches Sharjah Sustainable City II, Expanding Green Urban Development

The Sharjah Investment and Development Authority (Shurooq), in partnership with SEE Holding, has announced the launch of Sharjah Sustainable City II, an integrated residential community designed to advance eco-friendly urban living. The project builds on the success of Sharjah Sustainable City, the first sustainable residential development in the Emirate of Sharjah.

Sharjah Sustainable City II reflects Shurooq’s vision for innovative, people-centric urban communities that balance quality of life with long-term sustainability. Leveraging SEE Holding’s expertise in designing and delivering sustainable cities, the project exemplifies next-generation urban planning.

Positioned as a model for future cities, Sharjah Sustainable City II integrates human-centric design, local food production, clean energy, advanced waste and recycling systems, and green mobility. The community promotes sustainability as a daily practice while emphasizing social responsibility and eco-conscious living.

The project will be showcased for the first time at the Sharjah Real Estate Exhibition – ACRES, from January 21–24, 2026, offering buyers an exclusive 50% discount on registration fees during the event. Additional incentives include zero service charges for the first three years after handover, freehold ownership for all nationalities, and flexible payment plans.

The community will comprise 1,032 homes, including 944 three- to four-bedroom townhouses and 88 five-bedroom villas, blending innovation with sustainability.

Ahmed Obaid Al Qaseer, CEO of Shurooq, said, “Building on the success of Sharjah Sustainable City, Sharjah Sustainable City II represents an ambitious step toward the future of urban living. This new phase combines advanced technologies, intelligent infrastructure, and regenerative design to create a community that is environmentally responsible and future-proof. As the UAE accelerates its leadership in global climate action, this project demonstrates how cities can evolve to be cleaner, smarter, and more resilient, enhancing quality of life while protecting the planet.”

Faris Saeed, Founder and Chairman of SEE Holding, added, “Sharjah Sustainable City II reflects the growing demand for communities where sustainability is a way of life. This project emphasizes connections between people and between people and nature, with expanded green spaces, walkable environments, and thoughtfully designed recreational and social areas that encourage healthier, more connected lifestyles.”

Spanning 7.8 million square feet in Al Rahmaniya, Sharjah Sustainable City II features a 2 km green spine connecting the community and promoting eco-friendly transportation. All homes are designed as smart homes with solar panels and energy-efficient appliances to reduce utility costs. The master plan also includes farmlands and biodomes for local food production, alongside biodiverse landscaping and ecological habitats to reinforce environmental stewardship.
