Mubadala has been promoting the leasing and investment opportunities at Al Maryah Island Abu Dhabi during Cityscape Abu Dhabi 2016, including premium office space and land plots.
Mubadala, which is helping drive the growth of Abu Dhabi’s retail, healthcare, finance and hospitality sectors through its development of Al Maryah Island, has also showcased new additions including the Four Seasons Hotel Abu Dhabi at Al Maryah Island, which launches next month, and outlined the latest progress in the delivery of further infrastructure.
Ali Eid AlMheiri, Executive Director of Mubadala Real Estate and Infrastructure said: “On Al Maryah Island we have brought to life a visionary concept for a mixed-use neighborhood which is integrated with the existing urban framework and also meets the demands of businesses and consumers alike.”
Leasing opportunities include:
- Four Grade A commercial buildings comprising of a total of 180,000 square meters of premium office space situated alongside the headquarters of the international financial center, Abu Dhabi Global Market
- A selection of premium, ready for development, land plots located near to Abu Dhabi Global Market Square. GCC and UAE nationals are able to gain freehold rights to the plots, while non-UAE and GCC ownership can gain a right of leasehold for 99 years, renewable for an additional 99 years.

The evolution of Al Maryah Island continues to progress with the completion of the new Four Seasons Hotel Abu Dhabi at Al Maryah Island, which is on track to welcome its first guests in May 2016. It will be the capital’s first Four Seasons hotel and include 200 light-filled guest rooms, 38 suites, as well as residential properties for exclusive luxury living.
AlMheiri, continued: “The imminent arrival of the first Four Seasons Hotel in the capital will further boost Abu Dhabi’s growing hospitality sector and offer high-end residences that present a unique urban living experience, to both domestic and international buyers. In addition, Al Maryah Central will complete the retail offering on Al Maryah Island and will appeal to Abu Dhabi’s growing international, regional and local visitors.”
Construction has commenced on Al Maryah Central, a 3.1 million square foot mixed-use development that will include 2.3 million square foot of retail space, all set within a stunning architectural setting. The super-regional shopping destination, which is set to open in 2018, will include the first international Macy’s department store, Abu Dhabi’s first Bloomingdale’s as well as a comprehensive mix of leisure, dining and entertainment options. Further phases of the development, which includes integrated towers featuring a hotel, serviced apartments, and luxury residences are set for completion by 2019.
Two new bridges have also recently opened, which form a central part of Al Maryah Island’s sustainable transport network that will further increase its connectivity to the rest of the capital for residents and visitors.
Since development began in 2008, Al Maryah Island has seen a number of milestone deliveries including:
- Four Grade A commercial office towers, located in Abu Dhabi Global Market Square, which have a total of 180,000 square meters of premium office space and is home to more than 50 blue chip companies
- The Galleria on Al Maryah Island, which boasts the highest concentration of luxury retail outlets in Abu Dhabi
- The luxury 5-star Rosewood Abu Dhabi, which is already operating at an average occupancy rate of 70%
- Cleveland Clinic Abu Dhabi, a world-class multispecialty hospital, which has already served thousands of visiting patients and their families
