London-based architecture practice AI Studio has designed a new residential development on Yas Island, Abu Dhabi, responding to the region’s climatic conditions through passive design strategies, generous outdoor living spaces and landscape integration.

Staggered terraces create depth and shade, framed by a white façade and terracotta soffits.

The 16-storey project is arranged across two plots in the southern part of Yas Island, with close proximity to Yas Marina Circuit, Ferrari World and Yas Bay. The building is oriented to maximise views towards the Arabian Gulf and a landscaped park, while mitigating solar exposure and heat gain.

The architectural concept is defined by staggered terraces that create depth and shadow across the façade, providing shaded outdoor areas for each residence. A predominantly white exterior is combined with terracotta-toned soffits, drawing on regional architectural traditions while contributing to thermal comfort.

Passive design elements reduce solar gain and enhance natural cooling and daylight

Environmental performance is central to the design. Shading devices, perforated metal balustrades and integrated planting reduce solar gain and support passive cooling. Floor-to-ceiling glazing is carefully positioned to allow daylight and natural ventilation, reducing reliance on mechanical systems and supporting energy efficiency in line with regional sustainability objectives.

Residential units include studios and one- to four-bedroom apartments, alongside ground-floor townhouses with private gardens. Interior layouts prioritise flexibility, efficient planning and generous ceiling heights, creating bright, contemporary living spaces suited to long-term occupation.

The development includes two levels of underground parking accommodating up to 400 vehicles, with electric vehicle charging infrastructure incorporated to support future mobility needs.

Pools, wellness facilities, gardens, and co-working spaces enhance communal living

A range of shared amenities is provided for residents, including a 40-metre infinity pool, children’s pool and club, spa and fitness facilities, landscaped gardens and a co-working hub, reinforcing a community-focused living environment.

Commenting on the project, Anton Khmelnitsky, Founder of AI Studio, said: 
“In the Gulf region, passive design is not a stylistic choice but a necessity. By reinterpreting traditional principles of shading, ventilation and landscape through contemporary architecture, the project aims to deliver comfortable, sustainable living adapted to local conditions.”

Construction is scheduled to commence at the end of 2025.
