The name “Onyx Bahrain Bay” (Tower A) is to distinguish it from Tower (B), which will be Hotel Apartments. The name “ONYX” is inspired from natural stones and onyx marble to reflect the uniqueness of the luxury materials used in the construction of the tower.

We will be defining the luxury real estate project standards in Bahrain, especially that the project is in the most prestigious addresses in the heart of Manama, which is Bahrain Bay.”

All of them are characterized by the finest quality standards in construction and distinctive views and services, thus providing a qualitative shift in residential life, and a unique blend of luxury residential towers. The luxury apartments are designed with different areas, including one, two-bedroom, and up to four bedrooms and SkyVilla with a total built-up area of 340 square meters. Also, a luxurious Penthouses that extends on two floors with a total built-up area of 650 square meters including an external garden with large private outdoor area and a private swimming pool for each penthouse that has a panoramic view of Manama and Bahrain Bay sea skyline.

Onyx Bahrain Bay offers a unique and upscale residential experience that includes vital facilities available for residents, designed along the lines of five-star resorts, to be a distinctive residential option in the heart of Bahrain Bay.

As for the Hotel Apartments Tower (B) the construction work as commenced recently and reached to 10 floors. Tower B Hotel Apartments are an excellent option for developers looking for more stable cash flow, more flexible planning, and operations. And also a good option for rooms with a rate of good internal revenue (IRR).

The two towers will include 5-star resort services, international services for the first time created in towers with an area of 10 thousand square meters. Some are offered for the first time in Bahrain Bay. Including the Indoor Gardens that connects the two towers with an area of 500 square meters and is the first of its kind.

The Towers are in a strategic location in the heart of Manama and in the Bahrain Bay development which is considered an attractive tourist area. The project is located on the main road of Bahrain Bay entrance, which distinguishes its location in the speed of entry and exit from it with its wonderful views. The towers are also close to the Avenues Mall, restaurants, and outdoor leisure destinations like “The Park” and “The Wharf” park. Which enjoys wide green areas with parks and outdoor play areas for children overlooking the Bahrain Bay Sea directly. It is considered one of the most attractive destination for those looking for luxury living.

Construction during COVID – 19 epidemic, and its impact on the progress work on the project.
With the team at Kooheji Contractors, we have identified 400 workers to carry out the construction work, with applying the social distancing system in the work plan by distributing workers over two work periods to ensure the project is achieved within its timeline. Also, we have allocated more than one housing for workers to ensure their safety and distribute them to residential units as precautionary measures and a guarantee of social distance.

Bahrain government has taken an effective strategic approach in maintaining the situation under control, which has contributed to the continuation of the construction sector. Even though there is an effect on the current timeline as a result of the COVID-19 epidemic. But compared to the rest of the countries especially since there was no complete lockdown, the construction work is still ongoing, with the effect being minimal. Despite the current situation, we have made great progress in the project.

The government of Bahrain has reacted proactively to the crisis, enabling it to contain the crisis with a coherent strategy. The Central Bank of Bahrain and the Real Estate Regulatory Association regulations have ensured that the real estate sector remains stable in the current crisis. Bahrain has a better position in recovering from this crisis, as the government reacted proactively. Thanks to the Supreme Coordination Committee chaired by His Royal Highness Prince Salman bin Hamad AlKhalifa, Crown Prince, Deputy Supreme Commander, first Deputy Prime Minister. And the instructions it issued continuously that enabled it to deal with the crisis strategically and tightly. This is in addition to the directives of His Majesty to address the resulting economic impacts. And the government announcement to pay the salaries of Bahraini citizens working in the private sector for April, May, and June. Which contributed to reducing the impacts of the crisis on the sector.

The real estate sector remains a strong investment tool resistant to crises and Kooheji Development as a real estate developer, has created a distinguished real estate product. Thanks to the experiences we have gained through developing many residential and commercial projects. Including our own projects as a developer, including projects for other developers in the Kingdom of Bahrain. Which enhanced our capabilities to provide high-quality world-class real estate projects. Managing our properties through the operational arm of the group “Royal Ambassador” which manages the group residential properties and provides five-star hospitality services to the residents we maintained high occupancy rate across our residential projects, which provides the best return on investment to the owners, and positioned us as the best option due to the strong and stable position in the Bahrain real estate sector.
