Rising on the shores of the Red Sea, Jeddah Central is taking shape as one of Saudi Arabia’s most ambitious urban developments, a vibrant, sustainable destination designed to enhance the quality of life and attract global investment.

Spanning 5.7 million square meters, the project offers a 9.5-kilometer waterfront, including 2.1 kilometers of open sandy beaches, and dedicates 40% of its total area to lush green spaces and open public areas. This balance of natural beauty and urban design positions Jeddah Central as a model for next-generation waterfront cities.

At the heart of the development are four architectural landmarks: a sports stadium, an oceanarium, an opera house, and an industrial museum. These will anchor a dynamic mix of cultural, recreational, and entertainment experiences across six distinct districts, the Central District, Marina District, Waterfront District, Sports Park District, Cultural and Creativity District, and Wellness District.

Strategically located in the heart of Jeddah, from north of Al-Salam Palace to the salination plant, the project contributes to 10 major initiatives spanning tourism, culture, sports, and entertainment, all built to world-class standards.

Investment appeal is further enhanced by luxury hotels and resorts, modern residential units, mixed-use developments, and grade-A office spaces. The project’s advanced infrastructure incorporates cutting-edge technologies and adheres to the highest standards of sustainability and environmental preservation.

Visitors and residents will enjoy a wide variety of experiences across ten major attractions, including a recreational pier, yacht marina, luxury cruise terminal, resorts, bazaar, central park, shopping centres, linear park, public beach, and coral bay.

Beyond its architectural and lifestyle offerings, Jeddah Central underscores its commitment to marine conservation with a research and studies centre dedicated to preserving Red Sea marine life.

To ensure world-class quality, the project has conducted over 8,600 quality inspections with a 99% approval rate, alongside 47,000 field tests monitored by 38 inspectors representing both the project management and contracting teams.

In pursuit of engineering excellence, a realistic simulation model of the marina and waterfront was developed by a leading UK-based firm, analysing wave behaviour under various weather conditions spanning a 100-year period to guarantee structural resilience and safety.

As one of Saudi Arabia’s flagship urban regeneration projects, Jeddah Central represents a new chapter in the Kingdom’s journey toward sustainable urban growth — reconnecting the city and its people with the Red Sea while setting a new benchmark for integrated coastal living.
