 Abu Dhabi Urban Planning Council (UPC) has announced changes to the expiry period for approvals on construction projects.

The time limits apply retrospectively, with Project approvals issued prior to 30th August 2012 due to expire on 30th August 2014, and Master Plan approvals issued prior to this date due to expire on 30th August 2015.

The new expiry limits are as follows: 24 months from issuance date for Projects: Single Building, No Road Network, Multiple Buildings with Connected Podium and Community Facilities Standards (Not Applicable).

36 months from issuance date for Master Plans: Separated Multiple Buildings, Road Network and Community Facilities Standards (Applicable).

UPC described the changes to the expiry period for approvals on construction projects apply as per the Executive Council of Abu Dhabi Resolution No. 14, Session 23 / 2012 conveyed via letter dated 30th August 2012 (Ref: 1-42/841) concerning time limits for development approvals, which have been published in the Official Gazette (Issue No. 6) on 31st August 2012 corresponding to 13th Shawwal 1433H and as advised by the Abu Dhabi Urban Planning Council (UPC) to key stakeholders pursuant to correspondence dated 5th September 2013 (Reference number UPC/DRUD/KAS/MISC/6723).

For projects and master plans where construction and building permits have been obtained and construction has commenced, planning approvals issued by the UPC shall remain valid. In other circumstances where an approval is due to expire and permitting is not complete (or municipality permits have expired and not been renewed) or construction has not commenced, applicants including developers and their consultants should contact the UPC Development Review to determine the validity of their approval.
